3 ways of selling timber – Our Services

Many forest consulting companies only offer one way of marketing timber. At 9 West, we offer three basic ways of marketing and selling your standing timber. We believe it helps make us a well rounded company that is able to offer our customers not only what they want, but in most cases, what they need. There are many different ways to market and sell standing timber in the Midwest. But it really depends on the landowners personal preference. It is our job at 9 West to give you all the available options and help you make important, well informed decisions. Ultimately, we work for you and the decision of how your timber is sold will always be yours. Our job is to use our expertise and extensive knowledge of the timber industry to get the absolute best price for your timber. Every tract of timber is unique, just as every landowner. Therefore, no two timber sales will be the same.

Every Forestry Consulting Contract signed with 9 West is a mutually beneficial agreement between 9 West and the landowner. The more money your timber brings, the more we get paid. So we will work hard to get the most money possible. Throughout this site, you will find that a standing timber bid sale with a 9 West Consulting Forester is our recommended and preferred method of conducting our timber sales, unless you have a considerable amount of high grade white oak and walnut. Using a forestry consultant is most appropriate when you are selling large amounts of saw timber, or lower grade timber. This is the type of timber that sawmills use on a daily basis to saw out lumber for their Appalachian hardwood lumber customers. With this type of sale, we simply mark and measure the standing timber that is mature and ready to be harvested. During a “mark, measure and inventory” process, it is important to have an experienced 9 West consulting forester that knows which trees specifically to mark (ie, flat surface veneer, rift cut and rotary trees) to have an attractive offering for perspective bidders. During our timber cruise, we will create an inventory that details number of trees, the specific species and approximate board footage that is in those trees. Once the inventory is completed, we set a sale date and send information out to perspective buyers. Typically on the day of the sale, the landowner has the right to reject any or all bids. This process allows the landowner to receive multiple bids on their timber, assuring them it will bring a fair, competitive market price. This process can be somewhat lengthy, taking anywhere from 2 weeks to 5 months for the landowner to receive their money. This usually depends on the terms set before the bid sale. Once a bid has been accepted, it is the responsibility of 9 West to develop a mutually beneficial agreement between the landowner and the successful bidder. After 15 years of working in the timber industry, I have found that this is generally the least risky contract for both forester and landowner and seems to be the easiest contract for a landowner to understand, start to finish. Plus, this type of contract greatly reduces liability and risk for both landowner and consulting forester.

A good example of when it can be the best option to have 9 West move a custom logging company in on your timberland is when a customer needs to generate immediate cash flow or when a woods has a dominate species of either white oak or walnut or other quality veneer timber. White oak, walnut and veneer are mainly called resale logs by Indiana sawmills. This means the quality logs out of these specific species and trees will be resold several times before they reach their final destination of manufacturing, many times ending up overseas. Most of all sawmills in the Midwest do not saw white oak and walnut into lumber because there is a strong domestic and foreign market for these logs. Most times these logs bring better money in log form than they do in the form of lumber.

The advantage of using a custom logging contract to market your timber is simple. Our log marketing plan will eliminate as many middle men as possible by trying to market these types of veneer logs straight to the hardwood veneer buyer who will be manufacturing them. Most times our Indiana logging companies can lay out walnut and white oak logs out on your property (if you have an appropriate available space) and take bids on them there. This process will ensure that every log out of your woods will be scaled and measured fully, ensuring you will receive top dollar. Most veneer companies can be fearful of putting veneer prices into standing veneer trees because they have no way of knowing how the log will look until it’s been cut. Most of the time, these veneer companies will put big prices on a log once they can see the inside. This information alone gives them a pretty good idea of how much veneer the logs will yield. The option of logging property with high grade veneer can be a bit of a gamble, but most times it is one that can pay large dividends. Either way, your timber is only as valuable as the person you have marketing it for you.

Receiving CASH for your standing timber is the rarest type of timber sale. To receive a cash deal for your timber, it must be exceptional quality and old growth timber. Most times, this means it has been many years since the last harvest and you must own a large parcel of land.

There are probably forest consultants who would be critical of a company who offers so many different ways of marketing your timber. First and foremost, we believe that the field of consulting forestry is one of the most honest, up front and simplistic ways of selling standing timber. With 15 years of on-the-job training, we believe our extensive background in the timber industry and tree harvesting has been hard lessons learned. Having three young mouths to feed and a private healthcare plan that resembles a mortgage payment, we cannot limit the way we market and sell timber. We believe that in order to survive in this economy, it is a necessity to be multifaceted.


With the 9 West Hunting Lease Agreements, we will come up with a mutually beneficial contract between landowner and hunter. We will post NO TRESPASSING signs around the exterior of the property to lessen trespassing and poaching. We will inventory wildlife by using the latest in trail cams, feeders and mineral supplements. By marketing your hunting lease (along with wildlife inventory information) to reputable hunters using our extensive database, we can find the right hunter to lease your property. We will also advise you on improvements that can be made that will help us get absolute top dollar out of your hunting lease (I.e. food plots, timber harvest for cover; set aside sanctuaries and clear out wildlife openings). We will negotiate a mutually beneficial hunting lease agreement that protects you as a landowner, as well as a well written hold harmless agreement. We also require insurance from the hunters. For every year the hunting lease is renewed, we will provide a 5% increase to your lease. We will inspect the hunting property periodically to insure that the terms of the lease are being fulfilled.
